Leases.  Shiboleth's clients include landlords, tenants and subtenants with respect to the negotiation and drafting of commercial, retail and residential short and long term leases as well as enforcement of leasing provision.

Purchase and Sales.   For our clients, we negotiate and draft purchase/sale agreements pertaining to commercial, retail, residential and undeveloped property, and prepare all related transfer documents. We also offer our clients a review of title work and resolution of title problems and can negotiate and prepare documents pertaining to mortgages and the financing of purchases.

Financing.  Shiboleth represents banks, mortgage companies, private lenders and borrowers with respect to loans secured by real estate.  Work performed includes negotiation and drafting of all requisite documents, including mortgages, loan agreements, and security agreements.

Development.  Shiboleth handles a variety of construction and conversion transaction for developers in major commercial construction projects.  We offer our clients expertise in a variety of areas including negotiation of agreements with architects, engineers, general contractors and subcontractors; interfacing with governmental authorities with respect to legal conversions applicable permits, approvals and licenses; and facilitating and effecting construction based financing with commercial lending institutions.

Funds. We represent US-based real estate fund managers in the establishment, raising of capital, operations and liquidation or real estate funds, dealing with US and non-US assets for US and non-US investors.

Real Estate Management.  We represent both real estate management companies and property owners with respect to management agreements, management duties and disputes between management companies and property owners.

Brokerage.  Our clients include real estate brokerage firm and property owners, for whom we negotiate brokerage agreements and represent parties in brokerage disputes.
